Gateway District at University of Kansas

EPC Real Estate Group is co-developing a 150-room hotel within the University of Kansas Gateway District in Lawrence, part of the Tribute Portfolio by Marriott. The top two floors are planned as privately owned condominiums, while the first two floors will house 7,000 square feet of leased retail space, a full-service restaurant and bar, and dedicated covered parking.

The Gateway District is anchored by the new David Booth Kansas Memorial Stadium and brings together the hotel, 440+ student housing beds, 35,000 square feet of retail and restaurant space, the 55,000-square-foot University of Kansas Conference Center, and a universally connected 20,000-square-foot outdoor plaza, creating a year-round entertainment and hospitality destination for the university and the greater community.

Construction is anticipated to begin Q2 2027, with an opening targeted for early 2029.
