Fresh Market of Northtown

EPC Real Estate Group is the development partner for the Fresh Market of Northtown, a 51,275-square-foot, full-service grocery destination within the One North development southeast of I-35 and Armour Road in North Kansas City. Led by developer PJ Guastello Jr. and operator Eddie Musallet, a member retailer of Associated Wholesale Grocers, the store will feature a full-service meat and seafood counter, fresh produce, deli, bakery, floral, and seasonal departments alongside a curated wine, beer, and liquor selection. A restaurant and cafe concept with outdoor patio seating and a fast-serve food component with chef-driven, ready-to-eat options will round out the experience. The project is supported by the City of North Kansas City through $5.2 million in construction and operating grants, 23-year TIF incentives, and sales tax exemption on construction materials. Designed by K Warman Architecture + Design and built by Fogel-Anderson Construction, the Fresh Market is projected to open in 2027, generate $20 million in annual retail sales, and create 100 jobs. Additional space for future retail expansion is planned to the south.
