Maintenance Supervisor
Description
Lead by doing. As Maintenance Supervisor, you split your day between the wrench and the whiteboard. You assign and track work orders, but you also work themtroubleshooting, repairing, and ensuring quality on HVAC, electrical, plumbing, appliances, and turns. You plan schedules, guide vendors, manage inventory and budgets, and enforce safety every time. You collaborate with the Community Manager on service goals and resident updates, and you set the pace with hands-on leadership.
Responsibilities
- Assign and track work orders; ensure SLA, quality, and documentation.
- Plan unit turns; coordinate schedules, vendors, and QA inspections.
- Maintain preventative maintenance programs (HVAC, life-safety, pools, equipment).
- Manage parts and tools inventory; control costs and purchasing.
- Train, coach, and evaluate technicians; enforce safety procedures and PPE use.
- Bid, schedule, and oversee vendor work; inspect and approve completed jobs.
- Participate in on-call rotation and emergency response.
- Collaborate with office team on resident communication and expectations.
- Ensure code, permit, and compliance adherence; maintain safety logs.
- Report KPI status and maintenance metrics to Community Manager.
Physical Requirements
- Climb ladders; lift/push/pull up to 50 lbs. regularly.
- Work indoors/outdoors in hot and cold environments.
- Use power/hand tools and PPE safely.
- Participate in after-hours on-call rotation.
Qualifications
- 3+ years maintenance experience; 1+ year in a lead/supervisory role
- Strong HVAC, electrical, plumbing, and appliance repair skills
- Valid driver’s license; insurable driving record
- Knowledge of Fair Housing, code, and safety requirements
