Description
You are the first hello and the final high-five. As a Leasing Professional, you greet and qualify prospects, lead confident tours, and follow up with purpose to turn great conversations into great move-ins. Between tours, you post payments, keep files spotless, track renewals, and partner with maintenance so homes are ready on time. You log traffic and applications, uphold Fair Housing, and bring a polished, positive tone to every interaction. Responsibilities
- Greet, qualify, tour, and close prospects using guest cards and established procedures.
- Record all phone and in-person traffic; maintain accurate guest card files.
- Showcase community and apartment features; align benefits to prospect needs.
- Have prospects complete applications; secure deposits per policy and Fair Housing.
- Coordinate apartment readiness; complete new-resident orientations and paperwork.
- Follow up on non-closing prospects; refer to sister communities when appropriate.
- Monitor renewals; distribute renewal notices and complete follow-ups.
- Assist in monitoring advertising effectiveness and traffic sources.
- Distribute company/community notices, newsletters, and flyers.
- Use leasing/accounting software to record, store, and analyze information.
- Accept and post rental payments; record monies collected; prepare deposits.
- Code/verify invoices; route for approval; ensure timely payment; resolve discrepancies.
- Check figures, postings, and documents for accuracy and proper codes.
- Prepare statements/notices for former residents; support monthly close tasks.
- Maintain leasing logs and monthly commission reports (if applicable).
- Provide general clerical support; serve as Manager on Duty when assigned.
- Receive resident requests; create service tickets; follow up weekly to confirm completion.
- Maintain open communication with the Community Manager and Maintenance Supervisor.
- Contribute to cleanliness and curb appeal on an ongoing basis.
- Assist in planning and hosting resident functions; uphold community policies.
- Promote resident referral programs (if permitted).
- Assist with banners/flags/signage placement and updates.
- Conduct market surveys and shop competitive communities.
- Comply with safety rules; identify and report hazards.
Physical Requirements
- Walk/tour community and models regularly.
- Stand/sit for extended periods; occasional lifting up to 25 lbs.
- Use computer, phone, and office equipment daily.
- Work evenings/weekends as needed.
Qualifications
- High school diploma or equivalent
- Sales experience: 1 year (Required)
- English (Required)
- Fair Housing knowledge (certification per EPC policy)
- Professional presence, positive attitude, deadline reliability; flexible schedule
