First Venture into High-Density Luxury Senior Housing

Avenue 81 is EPC’s initial venture into senior housing. We are fortunate to be teamed with Midwest Health, Inc. in the design and programing of this unique development. EPC is providing design and construction expertise, while Midwest Health has provided the technical expertise and eventual day-to-day management for the facility.

Furthermore, this will be EPC’s second mixed-use development in the resurging area of Downtown Overland Park. Avenue 81 will feature 111 for-rent senior independent units and 45 for-rent assisted living units and will be the first high-density senior housing mixed-use project in the Kansas City metro area.

It is unmistakable that the U.S. population is aging. There are currently 48.6 million people age 65 and older. By 2050, that amount is expected to nearly double to 88 million. For the next 20 years, an average of 10,000 people each day will reach 65. Currently there are 81 million people receiving social security. Average life expectancy has increased by five years since 1972, while age-related deaths are going down. These, and many other factors, point to the need for quality housing for this demographic.
