Downtown Overland Park’s Largest and Newest Mixed-use Project in Over 30 Years
Avenue 80 is EPC’s most recent completion and our third project in Overland Park in five years. Overland Park is one of Kansas City’s premier communities because of its central location and quality of life. It is consistently ranked among the top 10 places in the U.S. to live. Avenue 80 is our most integrated mixed-use development with 220 apartments and 15,500 square feet of office and retail. Facing Metcalf Avenue, with 30,000 cars per day driving by, gives the project great visibility and access. The local merchant’s association says the building’s prominent corner office element and overall structure has beautifully anchored the corner of 80th and Metcalf and created a visual anchor into historic downtown. Within a five-minute walk are coffee shops, many bars and restaurants, a farmer’s market, a large city park and large civic center with indoor swimming pool.
Avenue 80 is the first project to be completed in Overland Park’s “Vision Metcalf,” which was crafted to encourage redevelopment of the Metcalf corridor. The project has redefined the area and triggered numerous other developments in the same area. EPC’s own “vision” of fusing luxury apartments within a walkable retail area with historic character is changing Overland Park’s downtown area forever.
